Pending Reservation
This reservation becomes confirmed with receipt of your 50% deposit or 100% deposit if the booking is within 45 days of arrival date. Deposit due within 24 hours of booking reservation.
After funds have been received a rental agreement will be emailed to renter within a few days. Upon receipt of agreement renter has 10 days to sign and return agreement by email, fax or mail. Failure to sign rental agreement may result in loss of reservation and deposits paid. The 50% rental balance is due 45 days prior to reservation arrival date. A reminder will be emailed one week before balance is due.

Payment

Deposit required to confirm your reservation
Over nighted cashiers check or bank wire preferred.
Major Credit cards accepted.
Repeat customers take 10% off
Cleaning fee of $100 per reservation
9% Vermont rooms and meals tax added to all reservations
Dogs allowed with additional pet fee of $100. (see pet fee below)

2 night min on weekends, special events, retreats, reunions, workshops
3 night min on all holidays ie: Labor day, Memorial day ,Thanksgiving
5 night minimum Christmas, New Years, Presidents, 4th of July
3 night min for Weddings

Damage Deposit
$400 Damage Deposit held with credit card. If damage occurs nothing will be charged without notification to renter.
Both parties will work to agree on reasonable settlement .
Please report any damage to property manager upon departure by phone or email.

Cancellations
We have a stringent policy as we have only one house to rent and your deposit assures that we will honor your reservation, even if we could rent it for a longer time period or for a higher rate. We hope you understand our business position. The owner reserves the right in extenuating circumstances to make the decision whether to offer the renter the opportunity to credit the non-refundable deposit towards a future non-holiday, midweek stay based on availability, less $100 administrative fee and 10% commission fee. This is at the sole discretion of the owner, based on the circumstances.
There is no refund for early departure; no exceptions!


Security Deposit

The Security Deposit is provided as security against damage to the house or property, theft, late check out, and violation of any of the renter's agreements contained in this Agreement. Final settlement of the Security Deposit will be made as soon as possible, but in no event later than 30 days after the departure date. Sanctuary is a brand new house and an inspection will be done prior to and after each rental. Any damage or discrepancy needs to be reported to the property manager immediately.

Arrival/Departure Times

Check-in starts at 4 pm on the arrival date and departure must occur by 10 am on the departure date. Please call Rita Brown, Property Manager Office(802.583.1156) Urgent(cell 802.793.3639) for any questions.

Pet Fee/Deposit

There is a $100 fee to cover the additional cost of shampoo and upholstery cleaning, so that Sanctuary will be hypoallergenic for future guests. No cats, please.
